Nambour property attracts record price

A residential Nambour property this week achieved a record sale price of $915,000, demonstrating that not only is the housing market hot, but buyers are recognising the value and potential of quality properties in the area.

“We were thrilled with this result for both the seller and the buyer,” said selling agent Tristan Brown of Remax Nambour. “It is a fantastic, well built and well positioned property and I know that the new owners will put their own stamp on it and enjoy it for many years to come.”

The sale of the St James Court home happened in whirlwind style, and the listing never even made it online before the offers started pouring in.

“I posted some photos of the property to social media during the photoshoot, and in the car on my way home I received a number of enquiries about it,” said Mr Brown. “I have never seen the real estate market move like it is moving now. It is like a gold rush, with people keen to secure properties in our area.

“There is unprecedented pressure on the housing market and it has been a challenge to keep up with demand.”

But while there has been a great deal of suggestion that this pressure is being brought to bear by southerners moving to the area due to COVID, local agents are not necessarily finding that to be the case.

“The majority of our sales have been to locals,” Mr Brown said. “And that is so incredibly exciting because it clearly shows that people want to invest, or re-invest in Nambour. There is undoubtedly a renewed sense of pride, enthusiasm and energy here as relative newcomers discover what long-time locals have always known; it is a fantastic place to live.

“There are many quality properties in the area and as agents it is our job to come in fresh, with an open mind,” he said. “Buyers want to see value and sellers are after a premium result. Our focus is to recognise both perspectives and set expectations accordingly.”

There are a number areas on the Sunshine Coast that have traditionally been recognised as real estate hotspots and according to Mr Brown, Nambour has become one of them.

“In property circles outside of the Sunshine Coast, there has grown an increasing awareness of and talk about the gentrification of Nambour.

“For us, when we achieve a certain price point on a property, there is little difference in the amount of commission, and so for us the satisfaction comes with seeing the looks on the faces of our sellers, and the knowledge that we are setting new benchmarks for Nambour. There is a new wave of people who want to be part of this community and it is great to be a part of it.”
